Grand Park Kodhipparu has its own island in North Malé Atoll, about 20 minutes by speedboat from Velana International Airport. Of its 120 villas, 102 stand over the water and 65 have a private pool, all designed by Hirsch Bedner Associates with a sun terrace and indoor and outdoor showers. The house reef ranked ninth in the Maldives at the Travel + Leisure Luxury Awards Asia Pacific 2026, and you can reach it straight from the beach or the overwater villas, where turtles are a regular sight. A resident marine biologist runs reef talks and coral planting, and the island has three restaurants, an overwater spa, an infinity pool, a dive and water sports centre and a free kids' club in the beach club.

Turtles are a regular sight. The marine sports team runs guided snorkels for every confidence level with flotation support, and non-swimmers can see the reef from a glass-bottom kayak.
Only the 18 Beach Pool Villas sit on the sand; the other 102 stand over the lagoon or the reef, and 65 villas across the island have a private pool. Villas face either the sunrise or the sunset, and every one has a sun terrace and indoor and outdoor showers.
Kodhipparu is about 20 minutes by speedboat from Velana International Airport in North Malé Atoll. There is no seaplane connection, so arrivals and departures aren't tied to seaplane daylight schedules, and check-in happens in your villa rather than at a front desk.
The Spa sits over the lagoon and has won awards of its own. Treatments use Phytomer products and include Thai and deep-tissue massages, with massages on the beach as well as in the treatment rooms.
The infinity pool overlooking the ocean placed fifth for resort pools in the Maldives at the Travel + Leisure Luxury Awards Asia Pacific 2026. Breeze, the poolside restaurant and bar, sits beside it and serves sunset cocktails each evening.

Lagoon Water Villa

An 80 m² villa over the calm lagoon on the sunset side, with a sun terrace, a built-in Maldivian hammock and steps straight down into shallow water. It sleeps up to 3 adults, or 2 adults and a child, with indoor and outdoor showers. There is no private pool, but the lagoon at the foot of the steps is shallow enough for an easy swim.

A 78 m² villa on the shoreline with a private plunge pool facing the horizon and the beach a few steps from the terrace. It is one of only 18 villas on the sand and sits close to the restaurants and the main pool, with indoor and outdoor showers and sun loungers on the terrace.

Pool Water Villa

At 93 m², it is 13 m² larger than the Lagoon Water Villa, with a private pool on the deck, a sun terrace and direct steps into the water. It sleeps up to 3 adults, or 2 adults and a child, and has indoor and outdoor showers.

The island's all-day restaurant, serving international cuisine from breakfast through dinner, with a buffet breakfast every morning. On the resort's Kodhipparu Feast plan, breakfast and dinner here are buffets, with lunch served à la carte.
The island's speciality restaurant, set over the water and serving grilled meats and seafood for dinner only. Guests on the resort's meal plans can take a three-course à la carte dinner here, but only with a reservation made in advance.
Poolside dining and bar beside the infinity pool, serving light plates and a three-course à la carte menu through the day. In the evening it becomes the island's sunset cocktail spot.
Dinner set for two on the beach or another quiet corner of the island, or in-villa dining on your own terrace. Both are arranged with the resort in advance and charged separately, as the resort's meal plans don't cover them.
Activities & Wellness
Snorkel the house reef from the beach or the overwater villa steps, with turtles and reef fish over the coral. The marine sports team runs guided snorkels with flotation support for first-timers, and the resident marine biologist gives morning and afternoon marine talks and runs the resort's coral restoration programme, where guests can join coral planting.
The dive centre runs beginner and advanced courses with certified instructors, plus diving for children. Boat dives head to North Malé Atoll sites, including Shark Point, and dives and courses are charged separately.
The water sports centre offers jet skiing, parasailing, windsurfing, catamaran sailing, kayaking, water skiing, wakeboarding, kneeboarding, fun tubes, kite surfing, wave surfing, stand-up paddling and a pedal-powered water bike. Motorised sports are charged separately.
Trips on a traditional Maldivian dhoni include dolphin watching, sunset fishing with a hand line and snorkeling trips to reefs beyond the island, and you can charter a private dhoni for an excursion of your own. All are bookable on the island.
The overwater spa uses Phytomer products, with Thai and deep-tissue massages and massages on the beach. The beach club has a yoga pavilion, a gym and a games room.
The free kids' club in the beach club runs a different programme each day, from island leaf craft to water balloon piñatas and coffee painting. Supervised childcare can be arranged at an extra charge, and children can also join diving and marine talks with the resident marine biologist.
